What is a WDIR?
Commonly called a "Termite Letter/Certificate", WDIR is an acronym for "Wood Destroying Insect Report". It is a legal document required by most lenders before closing the sale or refinance of a property. It is a visual inspection of the property to identify any wood destroying insects present at the time of inspection. Such insects include wood destroying beetles, carpenter ants, carpenter bees, dry wood termites in addition to the native subterranean and formosan termites commonly found in the south. This report is NOT a structural report. All wood destroying findings at the time of the WDIR inspection will be documented, such as but not limited to: termite wings, damage caused by wood destroying insects, termite fecal matter, termite bodies. termite swarmers, and any live activity. When do I need it? Typically this report is required by a lender prior to the sale or refinance of a piece of real estate property. A WDIR is valid for 90 days but most lending institutions only honor them for 30 days. Blue Star Pest Control recommends requesting this document once a closing date for the sale of the property has been set. We also recommend that the WDIR inspection be done 7 to 14 days before the set closing date, in the event there is an issue that needs to be addressed stemming from the WDIR inspection. Blue Star Pest Control reserves the right not to issue a WDIR in the event that the property is not able to be inspected properly or for any other legal concerns. How to schedule a WDIR? These types of inspections must be scheduled two weeks in advance because they require specific State Certified Inspectors. During Termite Swarming Season, we recommend scheduling these inspection 3 weeks in advance. Termite Swarming season is between mid April to the end of June. Call our office during normal business hours to schedule a WDIR or you can submit a WDIR inspection appointment request on this page. Once your request is submitted, you will receive an agreement via email explaining the report that must to be signed before the inspection can be scheduled. How much does a WDIR cost? The following rates are determined by the foundation of the structure: Monolithic Slab - $175
Floating Slab - $250 Supporting Slab - $250 Crawl Structure - $250 There is a required $12 State Fee that has been included in the charge. Blue Star Pest Control offers a 10% discount on any initial termite treatment performed if required based on the WDIR within 30 days of the inspection.
